High life Inside family-sized penthouse apartment in Dublin’s docklands with its own pub

Family-oriented penthouse apartments are rare, but this week two examples come to market in the city centre and Dundrum. And one has a full rooftop bar for the adults to unwind.

A full rooftop bar is one of the attractions at a seventh floor apartment at Forbes Quay in Dublin 2. And at just short of 1,300 sq ft, the rooftop garden at the Docklands penthouse is equivalent to the floor space of an average four-bedroom family home.

This garden is summer party heaven. Out in the air, with bird’s eye views across the city centre and over the River Liffey, it has a big barbecue platform, a sun deck, a planted corner garden and shrubberies.

And that full covered Hawaiian-style bar comes with working beer pumps.

Located between the Liffey and John Rogerson’s Quay, there is also plenty of space for children to play safely.

This three-bedroom penthouse has been a family home since its current owners bought it new in 2006 and children have been raised here. It’s come to market because the children have flown the rooftop eagles nest.

Three-bedroom family apartments are a rare enough find in Dublin city centre.

According to recent data reported by the local authority, just 3pc of Dublin apartments constructed since 2018 are three bedrooms or larger. And it’s a vexing matter for local authorities who want more families living in ground-saving apartment blocks.

No123 has been upgraded since its initial purchase and comes with an engineered floor, underfloor heating and a Kube designed kitchen with marble worktops.

The views from inside are also just as good as from the rooftop as the apartment is triple aspect. There’s a designated basement car park and the annual management fee is €3,394.

The selling agent Owen Reilly is seeking €850,000 for the C3 graded home.

And while three-bed apartments have been thin on the ground for some time, this week, like buses, a clutch of these larger units have become available for sale.

The same agent is also selling a three-bed penthouse at 15 The Granary at Distillery Lofts in Dublin 3 (€1.2m), a funkier sort of home with a design more youth oriented. He also has a more traditional contemporary three-bed for sale at 28 Hanover Dock (€1.7m).

Meantime, Cairn is advertising a brand new three-bed penthouse at Donnybrook Gardens with the price on application only.

But if you fancied living in the capital’s south suburbs, then a two-storey three-bed penthouse has also been placed for sale at Wyckham Point in Dundrum, Dublin 14.

It’s a luxurious home with views to the mountains and over the city, but it comes with a steeper price tag of €1.375m.

For that the buyer will be getting 2,529 sq ft of living space — the equivalent of more than two standard three-bed semis.

The agents Savills say it “is arguably one of the finest penthouse apartments in Dublin.”

It does look pretty swishy with all sides of the penthouse having access to sizeable private rooftop balconies. Although with lower rails than the more enclosed Forbes Quay penthouse, it wouldn’t suit those with younger children.

There is direct lift access to the seventh floor which opens onto an inner hall. The main entrance hall features fabric textured wallpaper, Porta Romana light fittings and Portuguese Dura Blue Limestone flooring.

It comes with a huge triple aspect open plan breakfast/dining/living room.

Both benefit from access to a private terrace.

A family bathroom features an Adamsez whirlpool bath and a heated towel rail while there are functional storage areas along the main internal hallway.

For those who like their home entertainment, it has a Bose surround sound system and Home Cinema Surround Sound. There’s also a Control 4 home automated sound and lighting system throughout with features in all ceilings.

The curtains are electric and multi-room music and TV controls are all accessed via the touch-screen panels in the living room and each bedroom. The penthouse comes with parking for two cars in the private underground basement car park.

If you want to leave the car behind, the Luas is nearby at Dundrum.
